Project Management

Forewarned is forearmed as some might say. Tailored Plans provides Project Management services. These services can be as extensive as required as each project and clients needs are different.

We can help and guide you through the process of seeing your project into fruition.

 

• Tender Package – each tender package will be tailored to the project. This will enable more accurate pricing from various contractors and will include a more detailed specification of selective materials and ensuring a full costing of the project is achieved.
• Help with Selecting Contractors – This can be from sitting in on meetings or just reviewing quotes and making sure that nothing is missed and highlighting things that should be included.
• Overview of Projects – This can consist of being the primary liaison between contractors and clients or as simple as checking that work has been completed to a satisfactory standard before stage payments are made.

Structural Calculations

Most of the time your project will require structural calculations. Tailored Plans work closely with several Structural Engineers. Once the Technical Drawings are completed, we can tender on your behalf for the Structural Calculations which will be added to your Building Control Package. Structural Calculations should be carried out to demonstrate compliance to the Local Authority and to advise builders.

Tree Survey

If you are applying for planning permission, and trees are present a tree survey will generally be requested by the local planning authority. The reason for this is to assess whether construction activity is likely to have an unacceptable impact on nearby trees. The local planning authority will generally stipulate that for this a tree survey for planning purposes must be undertaken in accordance with the British Standard for tree surveys and development.

A Tree Protection Plan must be drawn up showing how the retained trees will be protected throughout the construction phase. The position of protective fencing barriers will be shown on the Tree Protection Plan, together with the location of any ground protection measures. The Tree Protection Plan should form part of the Tree Protection Measures, which detail how the protective fencing should be constructed.

Building Regulations Application

The building regulation drawings, along with any other relevant information such as the structural calculations, will need to be submitted for building regulation approval.

Tailored Plans will submit the application for you and will liaise with the building inspector to gain approval of the works. The building regulation approval is often conditional, meaning that it is approved subject to any outstanding information being submitted for approval when available.

A conditional approval often relates to manufacturer’s information which isn’t available until work starts on site, e.g. details of the chosen roof tile to ensure that it is suitable for the pitch of the extension roof.
